Trade Required: Builder - Ground Works
Description: 1. Dwelling & Garage to be timber frame Phase 1.2. Hedges and trees need to be trimmed back or removed by Client in advance ofcommencement.3. Tender to be subject to site inspection by means of test hole to test the type of ground to beexcavated, for the purposes of tendering, presume good ground without solid rock.4. Subject to site inspection by means of test hole to test the type of ground to be excavated, inthis tender good ground is to be presumed, typically 75 kn/m2.5. We have assumed no rock breaking required on site, all excavations are by standard excavatoronly.6. Keep private shared and public roads clean at all times.7. Front boundary entrance assumed to be level, ie. no ditch to be bridged.8. Excavate the topsoil at 4m wide driveway location, front apron of driveway, dwelling footprintand 4m perimeter to dwelling to top of subsoil level.9. Retaining wall structures not to be included in this proposal, all by others/client at later date ifrequired, ensure adequate grading to prevent slippage of banks, ie. landslide.10. We have not allowed for removal of any excavated materials off-site, assume that all materialswill be used in build-up of the site and leave the rest in a graded mound for future use inlandscaping or removal at later date by Client.11. Fit a min. 4m perimeter stone broken rock preferably apron at dwelling & garage, to allowfull clean working platform at ground level and remove spoil to suitable location on site.12. Grade excess soil banks into a bund for later use, separate top-soil from sub-soil.13. Ensure adequate aprons for off street parking, storage and operation of site during entireschedule.14. Stone to be min. 150mm 4 broken rock on driveway and 150mm to surrounding apron forconstruction phase.15. Geotextile material, typically Terram 1000, to be laid the entire length of the 3.5m drivewayto front apron location.16. One layer of A393 steel in the concrete foundations 35n20 C28/35 at bottom, 50mm fromexcavated surfaces, standard strip foundations, typically 900mm wide to block clad externalwalls and 600mm wide to internal walls, 300mm deep, refer to design engineer for approval. 17. Fit a 75mm perimeter drain to the base of the rising walls on the external perimeter to allowfor drainage away from dwelling/garage and back fill with SR21 stone material to within 1m ofperimeter edges of base, drain to be out-falled to rear watercourse in phase 1 of groundworksvia a 2 x 2 x 2m soakaway hole filled with clean 4 broken rock and capped with a geotextilematerial.18. Large soakaway required in the rear garden is included only where required by planningconditions.19. Standard 13n block-work rising walls in alternating courses to all rising walls, 3 no. courses ofrising wall 675mm allowed for with 1 no. 100mm high and 150mm wide soakbar course ontop, ie. 778mm from top of foundation to top of sub-floor level to be allowed for.20. Top 225mm course, internal walls and inner leaf of external wall not external leaf, to be a150 x 215 x 440mm B7 Quinnlite.21. Stone infill material to be fully certified SR21 Annex E material also to be fitted to perimeterof all structures within 1m of perimeter edge.22. Radon barrier in accordance with specific location requirements, allow for NSAI, IAB or BBAapproved Radon barrier with tapes, grommets and seals applied on site.23. 150mm concrete sub-floor at Dwelling to be fitted on Radon Barrier, top of sub-floor to beflush with top of soakbar.24. Fit all ducting, services, foul water pipes to finish floor areas.25. All SVP locations to be internal to the dwelling, only 1 no. SVP location to be externally surfacemounted on the elevation at rear of dwelling, tbc on site at later date if required.26. 2 no. external services manhole to be fitted to allow for external/internal services to beconnected and distributed.27. 3 no. 4 ducts to exit from the Utility to external manhole at rear elevation and 3 no. 4 ductsto exit from the Utility to external manhole at front elevation for various external utilities andlinks to Garage and link to external service locations by Client.28. Ground floor construction to consist of the followingo Dwellinga. To sub-floor only in Phase 1b. 150mm concrete sub-floor onc. Radon barrier ond. Min. 25mm sand blinding one. Well compacted hardcore SR21-Annex E material onf. Excavated soil to engineers approval.g. Finish floor and insulations to be fitted in Phase 2
